The Tashkent city council has announced the successful completion of the construction of business premises beneath the elevated metro line in the Yashnabad district and made 60 lots available for auction.

A total of 60 lots situated along the Akhangaran highway and the Tashkent ring road are now available for interested buyers. These premises are versatile and can be utilized for trade or personal services, catering to a wide range of business needs.
Lease agreements for these facilities are set for a duration of five years, providing stability for businesses looking to establish a foothold in the area. The list of available premises can be accessed on the E-auksion website, facilitating transparency and accessibility for potential lessees.
Property Details
The average area of the available premises is approximately 160m², equipped with essential amenities such as running water, electricity, and sewerage. Notably, gas connections are not available in these facilities.
The starting rates for lease agreements vary based on the location of the property. While most lots are priced between UZS 190mn ($15,165) and UZS 220mn ($15,963), one lot adjacent to the Iltifot metro station commands a rate of UZS 250.4mn ($19,986), reflecting the strategic positioning of the premises.
Government Initiatives
The initiative to utilize spaces under elevated metro lines for commercial purposes stems from a broader vision outlined by President Shavkat Mirziyoyev during his visit in April 2022 to review plans for the future development of Yangi Uzbekiston Street. Subsequently, a resolution issued by the Cabinet of Ministers in June 2022 underscored the importance of optimizing land use under metro overpasses for retail outlets, public catering facilities, and parking lots.
Following these directives, the Tashkent administration announced the delivery of the first lots under the metro line in November 2023.
