The Institute of Macroeconomic and Territorial Studies of Uzbekistan conducted a comprehensive study of housing prices on the Olx.uz platform for the II quarter of 2023, covering 115 regions. During April-June, they collected and analysed 432,893 pieces of information on housing prices, which were then displayed on an interactive web page.
The prices for each square metre of housing were divided into 10 groups, with the first group representing the cheapest areas, starting from $390 per square metre. The tenth group included the most expensive regions, with housing prices going up to $1,251.69 per square metre. Each group represents a price range of $86.15.
In the second quarter of 2023, the highest average price for housing was recorded in Tashkent city, where 1 square metre of house was valued at $1,251.69 (equivalent to UZS 14.6 mn). This placed houses in the capital in the top 10 group in terms of price segmentation.
Samarkand city ranked in the 6th group, with housing prices at $753.03 per square metre.
Other regions such as Namangan, Jizzakh, Surkhandarya, Bukhara, Fergana, Kashkadarya, Syrdarya, and Khorezm, with lower average prices, were grouped in the 2nd group.
The Republic of Karakalpakstan had the lowest housing prices observed in the entire republic.
