Uzbekistan’s real estate grows 12%, Tashkent leads with 33% surge

Uzbekistan recorded 28,600 property transactions in January 2026, up nearly 12% year-on-year, with Tashkent sales surging 33.4% and primary housing prices in the capital rising more than 9%.

Uzbekistan’s real estate market showed continued positive dynamics in January 2026, with 28,600 registered property transactions — nearly 12% higher than the same period last year, according to a review by the Centre for Economic Research and Reforms (CERR).

Tashkent accounted for almost one-third of the total market volume and recorded the highest growth among regions, with sales rising 33.4% year-on-year. Significant increases were also observed in Samarkand region (26%) and Syrdarya region (24%).

On the secondary housing market nationwide, price growth remained moderate. The average price per square metre increased by 0.9% month-on-month, while annual growth reached 8%.

The strongest annual price increases on the secondary market were recorded in Surkhandarya and Syrdarya regions, where housing costs rose by around 24% over the year. In Khorezm region and the Republic of Karakalpakstan, prices increased by 16%.

In Tashkent, the average price per square metre on the secondary market reached approximately $1,120 in January, up 0.6% compared to the previous month and nearly 2% higher year-on-year. The largest annual increases in secondary housing prices were recorded in Yakkasaray (5.7%) and Mirabad (4.3%) districts.

Meanwhile, the primary housing market in the capital demonstrated more pronounced growth. Compared to January 2025, the average price per square metre in new developments rose by more than 9%. The highest annual growth rates were observed in Mirabad (18.4%) and Mirzo-Ulugbek (17.3%) districts.

The rental market in Tashkent also showed positive momentum. In January, the average rental rate reached approximately $8.8 per square metre, 9% higher than a year earlier.

The highest rental rates remain concentrated in central districts such as Mirabad, Shaykhantakhur, Yakkasaray and Mirzo-Ulugbek, where average prices stand at around $11 per square metre.

At the same time, faster rental growth — averaging about 13% year-on-year — was observed in Almazar, Yunusabad, Yashnabad, Chilanzar and Mirzo-Ulugbek districts.

Earlier, President Shavkat Mirziyoyev reviewed proposals to expand housing construction and reform urbanisation management, with plans to increase annual apartment output to 280,000 units by 2040.

In 2025, Uzbekistan commissioned 15.9mn square metres of residential housing, up 2.8% year-on-year, with the highest volumes recorded in Tashkent region, Khorezm and Fergana.
