Lola Karimova-Tillyaeva, the daughter of former Uzbekistan President Islam Karimov, and her husband Timur Tillyaev have recently finalized the sale of their opulent mansion in Beverly Hills for around $36mn. The luxurious estate, spanning 48,000 square feet, sits majestically across from the iconic Beverly Hills Hotel, embodying the epitome of lavish living.
The transaction involved an undisclosed buyer and was facilitated through an off-market deal. The property, located at 900 North Crescent Drive, was acquired by an affiliate of the couple in 2013 for $32.75mn under Vertfort, their Culver City-based entity.
Originally crafted by renowned spec developer Mohamed Hadid, father to supermodels Gigi and Bella Hadid, the magnificent mansion boasts seven bedrooms, eleven bathrooms, and an array of extravagant amenities. Constructed in 2011, the two-story residence showcases exquisite details, including hand-carved French limestone adorning its exterior façade.
Features of the residence include a sprawling 5,000-square-foot kitchen equipped with a room-sized walk-in refrigerator, a majestic fireplace, and expansive glass windows seamlessly blending indoor and outdoor living. The property also encompasses a vast 15,000-square-foot basement featuring a grand ballroom capable of accommodating 250 guests, a lavish Turkish-style bath adorned with mosaic tiles, and a state-of-the-art 50-seat movie theater. Above, a verdant green roof adorned with lush gardens and a bird habitat offers a serene retreat.
Externally, the estate dazzles with a 60-foot-long infinity pool, meticulously manicured gardens, and flourishing citrus groves, creating an oasis of tranquility and luxury in the heart of Beverly Hills.
Mohamed Hadid, reflecting on his vision for the property over a decade ago, expressed a desire for grandeur that would set new standards in the area. The transaction was facilitated by broker Lea Porter of Beverly Hills Estates alongside Zac Mostame of Carolwood Estates, representing the buyer.
Lola Karimova-Tillyaeva, a former diplomat turned philanthropist, is renowned as the founder of The Harmonist Maison de Parfum, a prestigious perfume house based in Paris, according to the company's website.
Despite the allure of Beverly Hills real estate, the broader luxury market has experienced a slowdown, reflected in a 28.9% decrease in single-family home sales in the 90210 ZIP code during the fourth quarter compared to the previous year. The median sale price for single-family estates also experienced a dip of 13% year-over-year, as per Miller Samuel, an appraisal firm.
Mohamed Hadid, known for his extravagant developments, has faced challenges with some of his high-profile projects. Legal disputes have arisen, including a recent lawsuit against the City of Los Angeles regarding the cancellation of building permits for a 78,000-square-foot estate in Beverly Crest, once listed for $250mn.
In 2019, Hadid was ordered by a judge to demolish a 30,000-square-foot mansion in Bel-Air, deemed oversized according to building codes and posing a threat to public safety due to its precarious hillside location.
