Residential real estate prices in Uzbekistan rose by 4% year-on-year in the second quarter of 2026, with apartment prices increasing faster than individual houses, according to the National Statistics Committee.
The committee said overall residential property prices increased by 1.3% compared with the previous quarter and 4% compared with the same period in 2025.
Apartment prices recorded the strongest growth, rising 5.5% year-on-year.
Within the apartment segment, prices in the primary market increased by 7.1%, while the secondary market recorded a 4.2% increase.
Meanwhile, prices for individual residential houses rose by 2% compared with the second quarter of 2025.
The report also showed regional differences in housing prices. Apartment prices in Tashkent increased by 3.9% over the year, while prices in the rest of Uzbekistan rose by 7%, indicating stronger growth outside the capital.
Starting from the second quarter of 2026, Uzbekistan began calculating its housing price indices using an updated methodology based on the hedonic regression model.
The new approach takes into account factors such as a property's size, location, floor level and other characteristics, allowing for a more accurate assessment of housing price movements across the market.
Earlier, Uzbekistan's real estate market recorded strong growth in the first quarter of 2026, with more than 110,000 property transactions completed nationwide, up 48.4% year-on-year. Mortgage lending also increased by 29% to UZS 5.7 trillion ($445mn), while housing prices continued to rise across both the primary and secondary markets.
